Yesterday we had a conversation with David Urani of Wall Street Strategies, to ask his professional opinion on Heritage Capital Credit Corporation (PINKSHEET:HCPC).

This conversation was conducted on March 27th 2008.

Brief description:

Heritage Capital Credit provides underwriting and valuation services to facilitate financing for large commercial real estate project.

Q: What’s your take of Heritage Capital Credit?

A: This commercial real estate industry is doing okay right now, it is not in the dumps like residential real estate, and in most cases it is performing well. Vacancy rates and credit quality may be reduced a bit due to economic factors, however.

Q: What more can you tell us about this company?

A: In that sense, it will be important for the company to find commercial developers, whose projects would include apartment complexes, shipping malls, and office buildings. With lending markets a little tight right now, getting clients with sufficient credit quality is key, as banks are a little more hesitance to lend, especially with the high priced projects the company deals with, which are $500,000 minimum, and up to $20,000,000.

Q: How about the client side of the business, how will you evaluate them?

A: The past few quarterly earnings statements for the company showed losses, as the company was starting up and did not have clients yet, but in February it secured its first two clients. It must be noted that these clients were acquainted with the shareholders, and therefore the company did not have to find these projects per se. It has three multimillion dollar funding projects pending, however. The company should receive service fees for each of its projects, and going into its next quarter it will be profitable. Moving on, it will be important for this company to be able to continue finding clients.

Q: Based on this, what would you tell investors looking at this stock?

A: Due to the magnitude of the projects it deals with, it seems this company may be able to get its name out, and the size of its projects, relative to its $31,000 market cap means any new projects can grow the company quite quickly.
