      Three storeys of sex as Sydney braces for biggest-brothel title

      SYDNEY is poised to get Australia's biggest brothel, with an entire floor of a three-storey complex devoted to suites each containing two king-sized beds, a lounge, pool table and spa.

      A development application for a $12 million extension to Stiletto brothel on Parramatta Road, Camperdown - now owned by the big-time punter Eddie Hayson - has been lodged with City of Sydney council.

      It proposes doubling the size of the brothel to 40 working rooms and 21 waiting rooms with underground parking, making it nearly double the size of its nearest rival.

      While some rooms are more conventional, offering bed and spa bath, the top floor of the new wing includes seven suites with pool tables and two sets of beds for parties and group bookings.

      ''The new section is going to be for massage,'' said Michael O'Brien, of Artazan, the company managing the project.

      ''Yes, we think it will be the biggest brothel in the country once the extensions are completed. It's a mixture of clientele: suits, accountants, lawyers, as well as a lot of top-end celebrities such as movie stars, sports people and rock bands.''

      A former consultant to the legal brothel industry, Chris Seage, said he had been in a lot of brothels but was unaware of a multi-bed trend.

      ''I've never seen two double beds,'' he said.

      ''It sounds like it's a facility for friends to go along in groups and book the room for a couple of hours, have a few drinks, play pool and do the deed.''

      The owner of Stiletto, Mr Hayson, is a controversial figure in racing circles. In 2005 he came under scrutiny over a huge plunge on Lucy's Light, in an otherwise unremarkable dog race on the Gold Coast. Several bookmakers were stung and one Adelaide bookie, Curly Seal, initially refused to pay the $700,000 he owed. The matter was settled out of court.

      Then there was his wager on the Newcastle Knights to lose to the Auckland Warriors in 2006. Mr Hayson, who owned a string of horses with the rugby league player Andrew Johns and his brother Matthew, denied receiving inside information that Johns would not be playing because of injury.

      Mr O'Brien said Stiletto was in the process of being sold to the ASX-listed adult products company Delecta.

      Nicholas Bishop, who lives opposite Stiletto, said he was horrified by the scale of the plans. ''It's really incredible - $12 million. Camperdown and surrounding areas may once have been semi-industrial, but that's no longer the case. We live in a residential area largely populated by families and university students.''

      Even with Stiletto's present 20 rooms there were ''cars and men coming and going at all hours and girls arriving with suitcases through the night''.

      He said there were also plans for a 24-hour shop on Parramatta Road, which would increase traffic. ''How is this compatible with plans to revitalise Parramatta Road?''

      But Mr O'Brien said Stiletto had lodged with its development application a petition of support from neighbours.

      ''There's a security guard on the corner every night, and neighbours like that because it's like having their own security service for the street.''

      Größtes Bordell Australiens soll in Sydney entstehen

      Sydney soll das größte Bordell Australiens bekommen. Geplant seien Räume mit jeweils zwei Doppelbetten und einem Billardtisch für Buchungen von Gruppen, berichtete die Zeitung "Sydney Morning Herald" am Dienstag. Für insgesamt 12 Millionen australischer Dollar (etwa 8,9 Millionen Euro) soll damit das bereits bestehende Bordell namens Stiletto auf die doppelte Größe erweitert werden und 40 "Arbeitszimmer" und 21 "Wartezimmer" bekommen.

      Westpac finances 'world's biggest brothel'

      Kingpin of Australia's adult toy industry Malcolm Day has begun raising money for the listing of what he claims will be the world's biggest brothel, a three-storey 42-room mega-sex-plex opposite Sydney University on the city's Parramatta Road.

      "The new complex will create the largest short-stay bordello globally. On completion, earnings are projected to double to $40 million of revenue and $12 million of EBITDA," according to a stockbroker presentation obtained by BusinessDay.

      Westpac is the senior financier on the deal, chipping in $12.1 million to redevelop 84 and 86 Parramatta Road, and slap it together with the existing brothel at number 82 - replete with a large underground car park.

      Day is out marketing a $5 million convertible note via his listed company Delecta Ltd, which used to be called Adultshop. The porn king's plan is to run a one-for-eight share consolidation, acquire the brothel company Stiletto - which now operates profitably out of 82 Parramatta Road - from Sydney racing identity Eddie Hayson, and conduct a share buy-back.

      Providing a glimpse of the profitability of the sex industry, Hayson's existing brothel made $7 million in revenue last year and earnings before interest, tax, depreciation and amortisation (EBITDA) of $3.6 million. That's more than a 50 per cent profit margin.

      Under the quite hairy-chested estimates in the broking presentation, however, margins get even fatter.

      Revenues are tipped to more than double to $17.8 million in 2013 when the project is complete, while EBITDA is forecast to increase to $11 million.

      The valuations, too, are a bit of a stretch with real-estate group Colliers estimating the value of the average room at $800,000. True, that does include spa baths and mood lighting. Moreover, the average valuation will have been lifted by the apparent shift to a "multi-bed" layout.

      According to reports, the top floor of the new wing will include seven suites with pool tables "and two sets of beds for parties and group bookings".

      The presentation also includes this line, citing the investment highlights: "Fully incensed and legal premises, with all regulatory approvals obtained - 10 year operating history."

      That may be a typo, but then again ..

      Still have millions of Shares of Delecta. Now waiting for my free (not really) Shares of a Gold mine. Paynes Find Gold. I Held my millions of Shares of Loop Mobil/MokoMobi/MokoSocialMedia and now I am real happy about the hundreds of thousands of Euro Profit on that.
