Just as I was about to finalise my 76-page research report about the Société des Bains de Mer et du Cercle des Etrangers à Monaco S.A. (SBM), America's CBS came out with a great 13-minute video about the Principality.
I have been there often enough, it's a somewhat superficial TV report, and it repeats so many of the old stereotypes about the world's second smallest independent nation. "A shady place for sunny people" and all that.
Still, the CBS report is a joy to watch for anyone with a vague interest in Monaco, featuring great imagery from a top-floor apartment and some drone shots.
If you, too, are interested in the Principality and how to invest in it, you've now got two choices:
You can watch the CBS video and whet your appetite for purchasing an apartment in Monaco. Prices start at EUR 1.5m for a shoe box and quality residential property will usually set you back between EUR 75,000 and EUR 100,000 per square metre (300% higher than New York).

Alternatively, you can consider investing in SBM shares. The Euronext/Paris-listed company owns a huge portfolio of prime real estate across the Principality (including Hôtel de Paris, the Café de Paris, and the uber-luxurious One Monte Carlo residential development); it's a quasi real estate fund. What's more, its stock is trading at an unusually large discount to the value of its underlying assets.
All of which is spelled out in a lot more detail in my latest research report, a sequel to my seminal 2004 analysis of SBM. Back then, SBM was trading at the value of its cash reserves and the entire debt-free real estate was effectively for free. The share first shot up 228%, but then stagnated again for a decade.
Recently, SBM shares once again gathered steam. Is it time to buy again?

Wenn ich richtig verstehe, Umsatz +22% ggü. Vorjahr, sehr positiv durch z.B. gute Auslastung des l’Hôtel de Paris beeinflusst. Die Nettofinanzverbindlichkeiten sind auch um ~20% (von 107 auf 129 Mio) gestiegen?

Es hat zwar einige Zeit gedauert aber nun hat SBM doch wieder den Weg noch oben eingeschlagen.
Die Empfehlungen häufen sich und die Panikverkäufe von Ende 2018 sind Vergangenheit.
Kurse von deutlich über 60€ sollten nicht mehr lange auf sich warten lassen.

Um die Verbuchung der leasehold rights nochmals zu verdeutlichen: sie führen 9 Jahre lang zu Zusatzgewinnen von 9 Mio. jährlich. Danach steht ggf. eine teilweise Neuvermietung an, so dass sich diese Gewinne z.T. danach fortsetzen.
Die interessantesten Teile aus der Meldung zum Jahresabschluss:

The trend in gaming sector has also been favorable over the first two months of the year. Group to take a new dimension.

Die Einschätzung der "Aktien-Spezialwerte":
SBM: 69% Plus beim Vermietungsumsatz
Die Société des Bains de Mer (SBM) hat erste Daten zum
Geschäftsverlauf des Geschäftsjahres 2018/19 (bis 31. März
2019) bekannt gegeben. Der Umsatz stieg um 11% auf 526,5
Mio. Euro (Vorjahr: 474,6 Mio.), wobei alle Segmente ein gutes
Wachstum zeigten. Die Umsätze im Spielebereich stiegen um
11% auf 222,7 Mio. Euro (Vorjahr: 200,7 Mio.), die Umsätze im
Hotelsegment um 8% auf 253,7 Mio. Euro (Vorjahr: 234,7 Mio.)
und der Vermietungssektor zeigte mit einem Plus von 27% auf
51,9 Mio. Euro (Vorjahr: 40,9 Mio.) die stärksten Zuwächse. Im
Schlussquartal des Geschäftsjahres (Januar bis März 2019) stiegen
die Umsätze insgesamt nur um 2% auf 89,3 Mio. Euro (Vorjahr:
87,8 Mio.), da der Spielebereich mit einem Umsatzminus
um 12% auf 40,4 Mio. Euro (Vorjahr: 45,7 Mio.) schwach verlief.
Dagegen kletterten die Umsätze in dem aus unserer Sicht wichtigsten
Segment Vermietung um 69% auf 16,6 Mio. Euro (Vorjahr:
9,8 Mio.). Hierin zeigen sich bereits erste Erfolge des fertiggestellten
Großprojekts One Monte Carlo. Positiv ist zu bewerten,
dass „aufgrund des im Laufe des Geschäftsjahres beobachteten
Umsatzanstiegs und des weiterhin positiven Ergebnisbeitrags
der Betclic Everest-Gruppe“ von einem „ausgeglichenen Konzernergebnis“
(Vorjahr 2017/18: -14,6 Mio.) berichtet wird. Genauere
Ergebniszahlen sind am 12. Juni nach Börsenschluss zu
erwarten, wenn der Jahresabschluss veröffentlicht wird.
Wir hatten für das Geschäftsjahr 2018/19 einen Umsatz von
525,0 Mio. Euro und ein Ergebnis von 0 erwartet, so dass SBM
unsere Erwartungen erfüllt hat. Die Aktie ist in den letzten Tagen
angesprungen und konnte sich oberhalb von 50 Euro etablieren.
Zum einen ist dies auf die erfreulichen ersten Jahreszahlen,
zum anderen auf eine gesteigerte Aufmerksamkeit für den Titel
in börsenaffinen sozialen Medien zurückzuführen. Wir erwarten,
dass sich die Ergebnisse im laufenden Geschäftsjahr weiter verbessern,
wodurch die Aktie – angetrieben von einem positiven
Newsflow und einer offensichtlichen massiven Unterbewertung
anhand der hohen Immobiliensubstanz – weiter aufwerten sollte.
Da sich das operative Geschäft relativ unabhängig von der
allgemeinen Konjunkturlage entwickeln sollte, dürfte auch die
Aktie einen Stabilitätsanker im Depot darstellen, falls die Börsenzeiten
einmal rauer werden sollten. Die Aktie bleibt auf
dem gegenwärtigen Kursniveau ein klarer Kauf.
