WCM plans to acquire another office property in Frankfurt Metropolitan area
- Purchase price of approx. EUR 49 million
- Rental yield of 6.7 percent and initial FFO yield of 13 percent

Frankfurt - 23 September 2015 - WCM Beteiligungs- und Grundbesitz-AG (WCM
AG, ISIN: DE000A1X3X33) today announced the imminent acquisition of another
office property at the city of Eschborn which is directly adjacent to the
city of Frankfurt and in line with company's acquisition strategy. The
seller has granted WCM AG fully exclusivity and the two parties have
reached an agreement on the key parameters of the transaction. The
Management Board of WCM AG expects the purchase agreement to be notarised
by the end of October 2015 and the plan is to close the transaction by the
end of 2015. WCM AG does not need to raise equity as it has available funds
to complete the transaction this year.
The property, which was built in 2005, has a total area of approx. 18,300
square metres. The modern, representative building is in a very good
condition, which translates into low maintenance costs. It is located at a
very well established office site with excellent transportation
infrastructure / links. The planned purchase price is approx. EUR 49
million. The property is almost fully let. The total annual rental income
is EUR 3.3 million, resulting in a rental yield of 6.7 percent based on the
net purchase price. The tenant structure is comprised of one main tenant,
which is a prestigious international company, and four other tenants with
excellent credit rating. The leases currently have an average remaining
term of five years. The initial yield of funds from operations (FFO) is 13
percent.
