ADO Properties S.A sees strong portfolio value growth for the end of the
year 2016


ADO has received a preliminary value indication from CBRE its independent
real estate appraiser, according to which the value of its real estate
investment portfolio to the end of 2016 amounts to approximately 2.3
billion Euro, an increase by approximately 580 million Euro compared to the
last external valuation in Q2 2016. This increase results from additions to
the portfolio in an amount of 260 million Euro and value increases
resulting from strong rental development, which was supported by the
targeted CAPEX program, and the yield compression in the Berlin real estate
market. The average net cold rent multiple of the portfolio has increased
by 15% percent to 24.5x, with Central Locations increasing by 17% percent
to 27.6x and other locations increasing by 14% percent to 22.4x. This
preliminary value indication would result in an increase of our current
EPRA NAV per share (Q3: 28.65 Euro / share) of around 7 Euro.
