Frankfurt - 12 October 2015 - WCM Beteiligungs- und Grundbesitz-AG (WCM AG,
ISIN: DE000A1X3X33) has notarised the purchase agreement for the previously
announced acquisition for one additional office property in the target
region Frankfurt. The acquisition of this top-quality asset had already
been announced by WCM AG on 23 September 2015. Seller of the office
property is Commerz Real for its public real estate fund hausInvest. With
this transaction, WCM AG continues its dynamic portfolio growth to acquire
assets with high and steady cash flows as well as a strong multi-tenant
structure.
Situated in a prime office location directly adjacent to the city of
Frankfurt, the office building has a total lettable area of c. 18,300
square meters. The property is fully let to international well-known
companies. The annual net rental income totals EUR 3.3 million, with an
average remaining lease term (WALT) of more than 5 years, a net initial
yield of 6.7 percent based on the purchase price and an initial FFO yield
of 13 percent. The required equity for the acquisition of the office
building will be provided from available funds. The transaction is expected
to close by the end of the year.
Including this acquisition, WCM AG continues its dynamic portfolio growth
to 53 properties and a value of c. EUR 500 million.
