AROUNDTOWN PROPERTY HOLDINGS PLC AND ITS SUBSIDIARY ATF NETHERLANDS B.V. SUCCESSFULLY PLACE USD 400 MILLION OF NOTES DUE 2032

Aroundtown Property Holdings plc (AT) and its wholly-owned subsidiary ATF Netherlands B.V. (ATF) announce today the successful placement of USD 400,000,000 of fixed rate notes due 2032 (the Notes) under the EUR1,500,000,000 Euro Medium Term Note Programme (the EMTN programme). The Notes are the first placement under the EMTN programme, and were issued as a private placement with a single investor in Asia who had not previously invested in AT. AT has hedged the currency risk implied by the USD denomination via a cross currency swap into EUR for the period of the Notes, resulting in an effective coupon of EUR 2% for the Notes until 2022.

Following the successful placement, AT is considering to undertake additional USD notes issuances (swapped into EUR) in dated or perpetual format, to further Asian and other international investors to diversify globally its investor base.

The Notes will be admitted to trading on the regulated market of the Irish Stock Exchange.

AT intends to use the amount raised by the Notes to fund Aroundtown's growth strategy and to re-finance and/or repay existing debt.
