Wenn Bear Stearns dieses hochinteressante Unternehmen, das hierzulande leider noch weitgehend unbekannt ist, mit outperform und Kursziel 8,00 HKD bis Ende 2008 startet, ist das ein guter Anlaß, hier einen Thread zu eröffnen.

Lt. o.a. Meldung wird die Aktie in Hong Kong (0173.HK) mit einem Discount von 43,5 % zum NAV gehandelt. Kurs heute 4,51 HKD (0,3903 €)

Das dürfte sich aber bald ändern. Immerhin wurde beim Verkauf der "Macau-Anteile" ein Riesengewinn erzielt. In der Diskussion ist eine Spezialdividende.

du bist ja hier völlig verwaist.

ich bin durch eine JP Morgan-Empfehlungsliste (Jan.08) auf K WAH gekommen, mit einer overweight-Empfehlung, KGV 07 von 6,4 und NAV-Discount von ca 54%. Das hört sich wirklich billig an. Der Wert ist aber auch ziemlich klein.

Geht hier in D irgendetwas um?
Ich bin vor ein paar Wochen in Beijing capital Land eingestiegen, auch ein (mittlerweile :laugh preiswerter Nebenwert Real estate.

Wenn diese Werte ins Laufen kommen, sind da sicher von jetzt aus 50-100% drin, aber das wird wohl noch dauern.
Also viel Geduld, und die Nerven nicht verlieren

Schön, daß sich doch nochmal jemand für K Wah interessiert.

Ich habe allerdings gerade vor einigen Tagen Gewinne realisiert und die Spezialdividende von 0,25 HKD kassiert. Bei dem Absturz in China konnte ja niemand wissen, wie es weitergeht.

Die von Dir angesprochene Empfehlung von J.P. Morgan hat leider nicht richtig gezogen, wie man am Chart ganz gut erkennen kann.



Vielleicht steige ich bei einem Rücksetzer wieder ein.

Die Aktie wird in Berlin gehandelt. Die Kursstellung ist aber nicht immer optimal. Es gibt Tage, da kannst Du unter dem rechnerischen Wert des HK-Kurses kaufen. Das war auch einer der Gründe für meinen Einstieg. (Schnäppchen-Mentalität)
Beim Verkauf beansprucht man aber meist einen ziemlichen Spread. Wenn Du den akzeptierst und Dich an die Lot Size von 1.000 hältst, gibt es keine Probleme. Größenordnungen zwischen 15 und 30.000 sind dabei von Vorteil.

Die Aktie ist m.E. durchaus interessant. Hat auch Engagements in Macau über die Beteiligung an Galaxy. Das müßte aus dem Thread hervorgehen.

Wah International (0173) chairman Lui Che-woo added 457,000 shares in the company through on-exchange acquisition on January 23 at $3.755 per share on average. After the acquisition, his long position in the company increased to 1.342 billion shares (54.58%).

Aber du hast recht, momentan nützen keine Empfehlungen, und vermutlich ist es das Beste, erst einmal eine solide Bodenbildung abzuwarten.

Auf der heutigen Übersicht der TOP 20 der Börse Hong Kong ist deutlich zu erkennen, daß Immobilenwerte oder -Entwickler zwischen 14 und 47 % steigen, wahrscheinlich aufgrund der Zinssenkung.

K Wah dagegen gibt um etwa 3 % auf 3,75 HKD nach. Diese Differenzierung verstehe ich nicht ganz. Wird die Aktie nicht für voll genommen? Oder befürchtet man Belastungen aus internationalen Geschäften?

Am Freitag konnte sich der Aktienmarkt in Hong Kong zum ersten Mal seit zwei Tagen freundlicher präsentieren. Der Leitindex Hang Seng avancierte um 2,9 % auf einen Stand von 24.123,58 Zählern.

Marktteilnehmer bezeichneten die allgemeine Stimmung unter den Anlegern anfänglich als sehr fragil. Positiv wirkte sich im Handelsverlauf ein Artikel der South China Morning Post aus, wonach Pläne, die es Festland-Chinesen ermöglichen sollen, Local Shares zu kaufen, eine weitere Hürde überwunden hätten.

Viele Anleger blieben jedoch vor den anstehenden Feierlichkeiten zum chinesischen Neujahr dem Handel fern.

Die Enttäuschung der Anleger, dass viele Grossbanken in Hong Kong den US-Zinsschritt nur zur Hälfte mit einer Senkung von 25 Basispunkten vollzogen haben, äusserte sich in schwächer notierenden Immobilienwerten. Üblicherweise folgen die Banken in Hong Kong der US-Notenbank bei deren Zinsschritten, weil die lokale Währung an den Dollar gekoppelt ist.

Chinese Estates Holding brachen um 17 % auf 10,58 HK$ ein. Sun Hung Kai gaben 3,3 % auf 147,5 HK$ ab.

Hopson Development, das Bauunternehmen, das von dem Milliardär Zhu Mengyi kontrolliert wird, konnte dagegen einen Zuwachs von 8,1 % auf 15,14 HK$ verbuchen. Hopson wird für eine Zahlung von 324,7 Mio. Yuan im Rahmen einer Vereinbarung mit dem Bejing Land Bureau das Baurecht für rund 130.000 QM Baufläche erhalten. Ebenfalls eine positive Ausnahme: China Overseas Land mit einem satten Plus von 12 % auf 14,8 HK$.

K. Wah International mit kräftigen Jahreszahlen

Hongkong 02.04.08 (www.emfis.com) Der Immobilienentwickler K. Wah International Holdings Ltd, welche zur K. Wah Group gehört, gab heute seine Zahlen für das abgelaufene Jahr 2007 bekannt. Diese können sich sehen lassen. So stieg der Umsatz gegenüber 2006 um 1.650 Prozent auf 4,80 Mrd. HKD. Der Gewinn erhöhte sich um 967 Prozent auf 2,45 Mrd. HKD und das EPS stieg von 9,54 HK-Cent auf 100 HK-Cent. Es wird eine Schlussdividende von 3 HK-Cent pro Shares gezahlt. Im Vorjahr lag sie bei 2,5 HK-Cent.
Der Gewinn relativiert sich aber, da dass Unternehmen aus dem Verkauf seiner Beteiligung an dem Gaming-Unternehmen Galaxy Entertainment Group Ltd 1,37 Mrd. HKD erzielte. Diese gehört ebenfalls zur K. Wah Group.

Im vergangenen Jahr hatte K. Wah in Hongkong eine 257.000 m² große Flächer aufgekauft und wird diese in den nächsten drei bis fünf Jahren entwickeln. Dazu sollen 3 Mrd. HKD investiert werden.
Das Shanghai Westwood Projekt befinde sich laut Unternehmensangaben in der zweiten Entwicklungsphase, welche in diesem Jahr abgeschlossen und verkauft wird. Die dritte Phase soll im nächsten Jahr beendet werden.
Die Aktie von K. Wah International kann um 4,7 Prozent auf 3,10 HKD zulegen.

(Infocast News) K. Wah International (00173) has cashed in over $700 million from sales of 24 residential property units, including one villa, at The Great Hill in Sha Tin, finance director Ken Wong said today.

The remaining 30 units, including seven villas, are expected to cash in another $2 billion, he estimates.

The main construction for the second phase of Shanghai Westwood has been completed. The project will be on sale in the third quarter this year and completed in the fourth quarter, Wong said. With 1,061 units, the project is forecast to cash in more than RMB2.2 billion. Selling prices of homes nearby the project are between RMB18,000-21,000 per square metre. He believes Shanghai Westwood's prices will be raised. He expects the company to book sales from The Great Hill and Shanghai Westwood this year.

Wong expects J Sen to contribute to $16 million rental income each year.

(Infocast News) For the first half of 2008, K. Wah International's (00173) profit attributable to shareholders dropped 43% mainly due to the fact that lesser projects were completed for profit recognition purpose. The properties segment of the company recorded $363.24 million operating profit for the period, down 28.7% compared to that for the same period of 2007.

In Hong Kong, the group has residential development projects with attributable gross floor area of approximately 700,000 square feet. Most of these development projects are scheduled for completion in 2010 and 2011.

The total development attributable gross floor area of the residential and commercial development projects of the group in mainland China is estimated to be approximately 21.5 million square feet, the company says. Its mainland projects will be developed in phases in line with market conditions and are progressing well according to schedule. The group continues to have strong rental income from its Shanghai K. Wah Centre, the company says.

A change in the fair value of the company's holding of shares in Galaxy Entertainment (00027) of approximately $369 million was recorded in reserve.

K. Wah International's cash and bank balances as of 30 June 2008 stood at $1.316 billion and the gearing ratio stayed at 15%.
