      The link below is the Sage Ranch sales price report that was required by Altus. It took a few months longer than normal as Keller Williams needed key comps to actually close before they could legally provide the confirmation prices. The summary concludes our selling price square footage is backed up by substantial firm market comps.

      Altus has already agreed to accept our vertical (sticks and bricks) costs inputs of $99.26 per square feet to build. Another $40.00 per square foot for improvements, amenities and soft costs, for a total of $140 per square foot finished product. Sales prices as per the report will at minimum be $280 per square foot. This is an extremely high margin project. A 20-year land hold plus overcoming political obstacles was key to this massive value creation and Greenbriar not giving up on any profits from any portion of the land development, entitlement and building process. Go Sage Ranch!

Under the agreement's terms Greenbriar will build, own and operate 90MWac of solar energy production with the first solar site having a capacity for 30MWac. West Lake agrees to purchase all solar power generated from the project and has the option to purchase from the second site which will provide the remaining 60MWac.

      West Lake intends to become a leader within the Canadian oil and gas industry by being one of the first pure upstream oil and gas producers taking the significant step towards carbon neutrality. As part of this goal, West Lake is working towards having a significant portion of its electricity needs met through clean energy.

      Greenbriar and West Lake have agreed to a framework to work together in future solar production facilities. With the goal of increasing capacity to 400MW over the next several years, the two companies intend on being the premier solar energy provider to other independent upstream oil and gas producers who do not have the capacity and expertise to build and own their own renewable energy facilities

      Greenbriar's award-winning and experienced management, board and advisory team, has built, financed, owned or operated over 50,000 MW of renewable energy facilities totaling over US $180 Billion of capital expenditures.

      The projections for 90MWac of solar energy generation facilities should have an approximate 10-year annual levelized EBITDA of CDN $19,500,000 and a CAPEX of approximately CDN $105 to $120 Million. CAPEX will vary subject to changes in equipment, interconnection and construction costs. Greenbriar has engaged Nu-E Corp. for the construction of the solar energy facilities.       In the meantime, according to a statement from the city on Oct. 5, the litigation has had no impact on the previously approved residential development projects referenced in the district’s filing (Sage Ranch, The Address, Tract 6248, Tract 6507, Tract 6668 and Tract 6714).

      “Each of the listed projects were approved in accordance with all applicable laws,” the city said. “The projects are currently proceeding.”

The joint independent proforma has numerous tabs, hundreds of inputs and the high level summary is:

      1.6 million total sellable floor space over 995 units.

      1.6 million X $144.57 $231 Million USD over 6 years.

      All inputs including lumber were priced at the peak 8 months ago, meaning our cost inputs are
      10 to 40% higher than actual current costs so to stay conservative and avoid a haircut from Altus.

      A normal builder would have $75,000 to $125,000 in lots cost per unit. Since GRB is the landowner we are not using a placecard holder for the land as we own the land debt-free.

      Houses without our extensive amentities and that are not surrounded adjacent by three schools and 5 blocks from downtown are going for $250-$290 per square foot, especially in areas where we are taking customers from

      Ignore the usually insane stupidity by BM and his new poster friend.

      Altus will conduct an extensive audit of all of the input numbers and they have projects they audit that are similar large scale production homes in the outskirts of hot markets like Austin, Texas and Phoenix where the verticals are even cheaper at $85 per Sq. Ft.
