McCarthy & Stone : and Stone profits tumble by half

UK RETIREMENT housebuilder McCarthy and Stone has seen pretax profits plummet 52 per cent in the first six months of the financial year. According to its latest financial reports, the company's profits dropped down to £10.5m from £21.8m in the same period last year.
The housing firm yesterday said that lower levels of completions, the rise in building costs, and the subdued housing market contributed to the steep drop in profits over the last six months.
McCarthy and Stone's revenues increased by only one per cent to £239.6m in the first half of the year. The housebuilder said that its financial performance was constrained by the poor conditions in the secondary market as a result of increased economic uncertainty in the wake of the Brexit referendum.
However, the company insisted that trading remained "resilient" during the first half of the financial year, with the housebuilder releasing 54 new sites for sale since the start of the year.

The British government proposed last July that builders be banned from selling leasehold homes in England and ground rents on flats could be cut to zero, responding to public criticism about price hikes facing leaseholders.
The U.K.'s biggest builder of homes for retirees said it was cautious in its response to the uncertainty resulting from the proposal and attained 22 land exchanges and 21 planning consents in the six months period to Feb. 28, down from 30 land exchanges and 34 planning consents in the prior year.
The company said it was working with the government to seek an exemption from the changes on grounds of unique viability model of retirement housing.
Revenue for the period rose 1 percent to 239.6 million pounds with the average selling price climbing 15 percent.
However, lower level of completions and inflationary build cost increases dragged underlying operating profit 40 percent lower to 14.5 million pounds.
The company said current trading remains 'resilient' despite a subdued secondary market and forward sales including legal completions were 13 percent ahead of the prior year at April 6.

Care Property Invest operates as a closed-end investment fund/investment trust, which engages in the construction and financing of service flats for public welfare centers and social non-profit organizations.
It also offers real estate tailored to the end user to help healthcare entrepreneurs to undertake property projects.
The company was founded on October 30, 1995 and is headquartered in Antwerp, Belgium.
