Einen überraschenden Brief erhielten in der Vorwoche die Anleger des vorübergehend eingefrorenen offenen Immobilienfonds SEB Immoinvest von ihrer Depotbank. Darin erfuhren sie, dass die Firma GES Beteiligungen am 27. März im Bundesanzeiger ein öffentliches Kaufangebot für die Anteile am Immobilienfonds veröffentlicht hat. Eine anscheinend positive Nachricht, denn immerhin können die Anleger seit Ende Oktober ihre Anteile nicht mehr an die Fondsgesellschaft zurückgeben.
Das Angebot wirkt jedoch wenig verlockend. GES Beteiligungen bietet je Fondsanteil 47,50 Euro. Der Preis liegt damit knapp 17 Prozent unter dem Rücknahmepreis, den die Fondsgesellschaft trotz Aussetzung der Rücknahme weiterhin täglich ermittelt. Und es ist nicht die einzige Offerte dieser Art. Seit Dezember vergangenen Jahres hat es von verschiedenen Firmen fünf öffentliche Kaufangebote für Anteile an eingefrorenen Immobilienfonds gegeben (siehe Tabelle). Zum Teil liegen die Preisabschläge bei 20 Prozent. Dazu kommen drei Fälle, in denen den Fondsinhabern Anteile an nicht börsennotierten Kapitalgesellschaften zum Umtausch angeboten wurden. Das Kalkül der Firmen: Sobald die Fonds wieder öffnen, geben die Aufkäufer die Anteile mit hohem Gewinn zurück.
Öffentliche Kaufangebote für Anteile von eingefrorenen Immobilienfonds Das Geschäftsmodell ist mit wenig Aufwand zu betreiben. Eine Anzeige im elektronischen Bundesanzeiger kostet die Anbieter weniger als 50 Euro. Für die zügige Verbreitung des Angebots - inklusive Bezahlung des Portos - sorgen dann die Depotstellen. "Die Banken sind zur Weiterleitung solcher Informationen gesetzlich verpflichtet", sagt Dorothea Mohn, Finanzexpertin vom Verbraucherzentrale Bundesverband. Wirtschaftlich beurteilen müssten sie es jedoch nicht.
Gerade das macht es für Fondsinhaber so schwer, die Werthaltigkeit der Angebote einzuschätzen. Der Brief der Depotbank vermittelt ihnen den Eindruck, als handele es sich um ein gute Offerte. Zumal die Banken im Anschreiben nicht auf die Möglichkeit verweisen, dass Anleger ihre Fondsanteile auch über die Börse verkaufen können. Dort müssen sie zwar ebenfalls mit Preisabschlägen rechnen. Sie liegen je nach Fonds und Tag jedoch nur zwischen zwei und zehn Prozent.
Dubios sind vor allem die Umtauschangebote. So bot die Patentix AG im Dezember den Anlegern des Kan Am Grundinvest je Fondsanteil 19 Aktien der SPV AG & Co. KGaA zum Preis von 2,95 Euro. Geschäftszweck des nicht börsengehandelten Unternehmens ist die Verwaltung des eigenen Vermögens. Das besteht neben ein paar Goldbarren aus Patenten, etwa für ein Pflegebett mit schwenkbarer Matratze. Einen Lizenznehmer gibt es derzeit jedoch nicht. Auf der Internetseite beziffert das Unternehmen seinen Nettoinventarwert auf 3,62 Euro je Aktie. Wie bei den Lottozahlen ist die Angabe jedoch ohne Gewähr.

In letzter Zeit und gestern insbesondere, ist der Wert wie auch der Geamtmarkt, doch recht ins rutschen gekommen.
Das interessante dabei ist, dass auch Gold und Silberwerte stark mitmachen.
Wie daneben "der Aktionär" ist zeigt sich wiedereinmal in der Nr.44. Dort spricht man von einem Goldrausch und man rechnet schon bald mit Kursen im Bereich von 1'300 Dollar.
Hoffen wir, dass es bei Fortuna nicht gleich geht wie bei MacMin. Dieser Wert ist auch vom "Aktionär" gelobt und empfohlen worden, nun ist er praktisch auf null. Kapitalschnitt 1:20 und neuer Name = Alcyone Resources. Wird vermutlich im November gehandelt.
Ich vermute und hoffe, dass zur Zeit der Markt nach den Anstiegen im letzten Halbjahr, konsolidiert und nicht schon wieder ein längerer Einbruch begonnen hat.

Fortuna Receives Approval of Environmental Impact Study for San Jose Mine
October 27, 2009: Fortuna Silver Mines Inc. (TSX.V: FVI / Lima Exchange: FVI) is pleased to inform that on October 23rd, 2009, the "Secretaria de Medio Ambiente y Recursos Naturales" (Mexican Environmental Agency) delivered the authorization of the Environmental Impact Study for full mine and mill construction and operation at the San Jose silver-gold project, located in the southern State of Oaxaca, Mexico.
The Environmental Impact Study authorizes the construction and future operation of the San Jose Mine, including the underground workings, processing plant, tailings facility and other surface infrastructure for a 1,500 tonne per day operation within an area of ninety-two hectares.
The permit contemplates a processing plant that will use conventional flotation for production of high grade silver- and gold- bearing concentrates. Test work indicates this metallurgical process allows for recoveries of 88% for both metals (see Fortuna release dated January 15, 2009) without the use of cyanide. The primary source of industrial water for the project will be from a gray-water treatment facility located thirteen kilometers from the mine site.
Other Permits
On April 28, 2009, the "Comision Federal de Electricidad" (Mexican Federal Energy Commission) issued the permit to connect to the national power grid for up to five megawatts; sufficient power to cover the requirements of a 1,500 tonnes per day mine operation. The future transformer sub-station site will be located within five hundred meters of the main high voltage power line which runs through the Company's property.
Management now looks forward to the approval of the "Estudio Técnico Justificativo" (change of land use) in the coming days; this permit will allow the commencement of construction activities.

This is an immense step towards bringing the San Jose project into construction. Our staff has obtained this critical authorization within the planned time frame and we keep moving towards breaking ground early next year."

October 27, 2009: Fortuna Silver Mines Inc. (TSX.V: FVI / Lima Exchange: FVI) is pleased to inform that on October 23rd, 2009, the "Secretaria de Medio Ambiente y Recursos Naturales" (Mexican Environmental Agency) delivered the authorization of the Environmental Impact Study for full mine and mill construction and operation at the San Jose silver-gold project, located in the southern State of Oaxaca, Mexico.
The Environmental Impact Study authorizes the construction and future operation of the San Jose Mine, including the underground workings, processing plant, tailings facility and other surface infrastructure for a 1,500 tonne per day operation within an area of ninety-two hectares.
The permit contemplates a processing plant that will use conventional flotation for production of high grade silver- and gold- bearing concentrates. Test work indicates this metallurgical process allows for recoveries of 88% for both metals (see Fortuna release dated January 15, 2009) without the use of cyanide. The primary source of industrial water for the project will be from a gray-water treatment facility located thirteen kilometers from the mine site.
Other Permits
On April 28, 2009, the "Comision Federal de Electricidad" (Mexican Federal Energy Commission) issued the permit to connect to the national power grid for up to five megawatts; sufficient power to cover the requirements of a 1,500 tonnes per day mine operation. The future transformer sub-station site will be located within five hundred meters of the main high voltage power line which runs through the Company's property.
Management now looks forward to the approval of the "Estudio Técnico Justificativo" (change of land use) in the coming days; this permit will allow the commencement of construction activities.
